The Process.
The home loan process doesn't have to be confusing. I'll walk you through each step, making sure you know what to expect from your first conversation with a lender all the way to closing day. The First Step:
Pre-approval
Getting pre-approved before you begin your home search is one of the best decisions you can make. Not only does it give you a clear understanding of your budget, but it also shows sellers you're a serious, qualified buyer. In a competitive market, a pre-approval letter can make you offer more attractive and help it stand out.
During the pre-approval process, your lender will review your financial information to determine how much you may qualify for. This typically includes gathering a credit report, W-2 forms, pay stubs, federal tax returns, and recent pay stubs, federal tax returns, and recent bank statements.
Every buyer's financial situation is different, which is why there are a variety of loan programs designed to fit different goals and lifestyles. Your lender will explain your options, answer any questions you have, and help you choose the financing solution that best fits your needs.

Processing the application
Once your offer has been accepted, it's time to move into the financing stage. Your lender will guide you through completing your official mortgage application, review your down payment options, and explain any closing costs or fees so you know exactly what to expect.
From there your loan enters processing. During this process your financial documents are reviewed, and the lender will order a property title search and an appraisal to confirm the homes value.
After processing is complete, your loan package is sent to underwriting. The underwriter will review and approve the entire loan package to make sure it meets all compliance regulations.
Sometimes there is a request for additional documentation during this phase of the application.

Step Four:
Finalizing the deal
When your loan receives final approval, you'll need to start looking for homeowners insurance.
Next, your loan documents are sent to the title company, where your closing appointment will be scheduled. At closing, you'll review and sign the final paperwork, complete any remaining payments, and officially finalize the purchase of your home.
After the loan goes through the recording process, the purchase is complete, and you officially own your new home!
